When I moved into home there was no propane tank on my fireplace so I bought a 40 pound tank to hook up and had it going for about a week. Then I let it sit the rest of the winter. When I went back to it the following year , the knobs couldn't turn. I would like the cheapest way out with a new insert and maybe hardwiring to the switch on the wall next to the fireplace.

There hasn't been a fire in the fire place for 20+ years so we need to have it inspected. I need to know what this will cost so I can go to the homeowner and let her know and get this schedule with the next few weeks. If it needs to be repaired in any kind of way I will be in the market for that as well, but for now we need an inspection.
