Tony Benitez gave a reasonable quote, but gave a good sales pitch. I gave him the contract to build an open concept kitchen. He soon asked for unscheduled advances, and then for materials. I later found out he never purchased the materials. Tony also demoed the wall between the family room and kitchen, and placed a structurally unsafe beam. Tony provided a photo shopped copy of his license, which I later found was not through DPOR. Tony is a charmer, but I would be cautious of using him.
Tony gave a reasonable quote. He gave a good talk. He started Demo, and pressurized for more advanced than agreed. He then pressurized for payment for materials he purchased, and were to be delivered. I later found out the materials were never purchased, thus never delivered. He provided a photo shopped copy of his license which I did not verify till after he stopped working. The wall he removed, was structurally unsafe and the beam had to be replaced. Be careful of dishonest contractors
This is important mostly for larger jobs. Clearly a two man operation is going to build a home much slower than a 15 man crew. This is also a good indication of the overall size of the Additions and Remodels company, if that's an area of concern for you. The reason you may want to ask about the fleet is that fleet size is a good indicator of the mobility of the company. Mobility may not sound important, but it's hard for the Manassas contractors to get to job sites if they lack appropriate vehicles.
Though a standard question, it's important to ask. Most contractors will tell you how long they expect the job to take without you asking. If they don't volunteer that information, be sure to ask. It's also helpful to ask if that's a hard finish date, meaning that it's the definite finish date. If it's a soft finish date, it may be extended for any number of reasons.
This is very important, since an estimate is just that. Many contractors will submit a "paper estimate", meaning they've written the estimate down on paper. The bill is the true amount owed and will almost always say "Invoice" or "Bill" at the top of the page. The bill should also list the date it was issued, the due date of payment, and a list of services rendered.
The question is great for some industries and non-applicable for others. A general contractor, for example, will by definition employ subcontractors. Most Manassas Additions and Remodels companies do not, but there are exceptions. You should always ask this question to your service providers. If they do use subcontractors, ask if they're all licensed and insured independently.
